1. What is Surefield?
Surefield is a residential real estate brokerage that combines proprietary, virtual 3D home-tour technology with experienced full-service agents to help home sellers attract more serious buyers with less hassle, and save up to 75% in commissions.
2. How does it work?
Before Surefield, buyers needed an agent to tour homes. Surefield’s virtual 3D home tour is the first and only service to show the entire home— inside, outside and an aerial view. Now buyers can view your home remotely on their own, giving you the convenience and freedom from constant cleaning and last-minute tours.

The home tour simulates walking through your home, giving buyers a realistic look at the flow and surroundings so they can make smarter decisions during their home search—and you receive inquiries from more serious and qualified buyers. When a buyer is ready to take it to the next level, a Surefield representative or their agent will show them the home.
3. How do I save?
Surefield is the first residential real estate brokerage to put you first when creating a commission plan. Because buyers can view your home remotely, Surefield embraces this efficiency and passes on the savings to you. You save big by cutting the typical 3% buyer's agent commission, while still enjoying full seller representation.

Residential real estate is sold successfully around the world without automatically prepaying for the services of a buyer’s agent. Surefield is the first brokerage to bring this practice to the United States, while adding computer-vision technology via a unique, virtual 3D home tour. Now sellers have more freedom in marketing and accurately pricing their homes while giving buyers access to the homes around the clock.

If an unrepresented buyer wants to tour one of Surefield’s homes, we'll get the buyer into the home. If they want to make an offer, we’ll refer them to an attorney to draft the offer. This saves sellers up to 75% of the typical commission. Also, buyers can tour Surefield homes with their agent, just like any other MLS-listed home. Either way, it puts sellers in the drivers seat.

4. How is this possible?
It is a common misperception that the services involved in buying a home are free—the home seller pays for my agent to drive me around for months on end to eventually stroll through his door and deem his house “the one.”

In reality, most buyers find the home they eventually buy online by themselves and call an agent to open the door, and handle negotiations and paperwork.

The argument is that buyer’s agent commissions provide an incentive to get buyers into homes. In today’s environment the Internet makes this theory obsolete. More than 90% of home shoppers go online to search for homes for sale. And with Surefield’s virtual 3D home tour, buyers can tour the home directly online 24/7. It is much faster and more efficient for buyers and the commission savings can be passed on directly to you. So, why should you pay for the buyer’s agent. In many countries, buyers hire agents to represent them or write a fee into the offer. Even more common, buyers hire real estate attorneys.

But none of this would be possible without Surefield’s virtual 3D home tour. Built in-house using computer vision technology, the virtual 3D home tour simulates walking through home, giving buyers a realistic look at the flow and surroundings.

6. How does the 3D home tour technology work?
Surefield's patent-pending, 3D-home-tour system teleports buyers into your home with a virtual open house, saving you time and money in the process.

When you list with Surefield, we show up at your house and spend about a half a day collecting data in every walkable indoor and outdoor space, including more than 25,000 photos and laser-range scans. Once we have collected the data, we automatically process the information into a 3D home tour that provides a real representation of your home. In the final step, we render your 3D home tour over the Internet for prospective buyers, allowing them to virtually walk through your home—inside, outside and an aerial view.

7. Isn't using drones in real estate illegal today? How do we capture the aerial view
Surefield complies with FAA regulations. We capture a home's aerial view without using drones. We use proprietary video technology and hardware to capture aerial views above and around the home.
8. What is computer vision and why is it important in real estate?
Computer vision is a computer science research field that includes automated processes that extract 3D geometry from images and create representations of the scene with no manual work. Historically 3D models and geometry only were used in video games, special effects or for industrial design applications. These geometric models are created manually, which takes a long time to make, requires huge budgets and a lot of people working together. Making a reasonably accurate model of your house this way is possible, but would be prohibitively expensive.

Surefield’s approach to 3D models is based on image-based rendering, a hybrid discipline of computer vision and computer graphics that combines image data and different types of geometry to create photorealistic representations of real spaces that can be spatially navigated without a lot of work. As a result, Surefield is able to make a realistic and cost effective model of your home, which can save you big on commissions.
9. Does Surefield work with buyers?
Yes. Surefield is a full-service brokerage. However, if you chose to buy a Surefield-listed home using a Surefield agent, the agent will not represent both the buyer and seller. We believe dual representation is not in the best interest of all the parties.
10. What if a buyer wants to physically tour a home?
Once a buyer has toured the home with Surefield’s virtual 3D home tour—and wants to take it to the next level—buyers can tour Surefield homes with their agent, just like any other MLS-listed home. If an unrepresented buyer wants to buy one of Surefield's homes, we'll get the buyer into the home. If they want to make an offer, we’ll refer them to an attorney to draft the offer. This saves sellers up to 75% of the typical commission.
11. What if I am a buyer already working with an agent?
No problem. We don’t believe sellers should have to automatically pay for services rendered to buyers, but we recommend sellers include $2,000 for your agent or a real estate attorney to negotiate and complete paperwork on your behalf.
12. Where is Surefield available?
Surefield currently operates in King County, Washington.
13. Why doesn’t the 3D home tour work on mobile?
Surefield is the only company in the world with immersive 3D home tours that work both indoors and outdoors. Right now we can render a great experience for buyers on desktop and laptop computers, which is more convenient than touring a home in person. We know that mobile is important to buyers and we will get our technology working on mobile soon.
14. How much does it cost to sell my home with Surefield?
Surefield takes a 1.5% commission (with a minimum fee of $7,500) on the sale price of your home, and we recommend sellers include $2,000 for the buyer’s agent or a real estate attorney to negotiate and complete paperwork for the buyer. This is a 75% savings from other traditional full-service brokerages. Others may say they cost less or the same, but they are not factoring in commission to the buyer’s agent, which typically is 3%. This means that Surefield costs 1.5% plus $2,000 and the other full-service brokers cost between 4.5% and 6%.
15. If I list with Surefield, do I have to do the 3D home tour?
The virtual 3D home tour is included in our 1.5% listing fee. We won’t force you to do it, but it is the best way to showcase your home to buyers.
16. Can my agent hire Surefield to create a 3D home tour of my home for sale?
Not at this time.
